Leonia is the small borough on the slope below the Palisades, between us and Fort Lee. Narrow streets climb and drop sharply, the tree canopy is among the oldest and heaviest in the county, and the houses are largely early-century with driveways cut into the grade.
Grade is the Leonia problem. Where a driveway slopes down toward the garage, every heavy rain sends stormwater at the door instead of away from it, and that water sits against the bottom section, works under the seal and puts standing damp on the slab where all the floor-level hardware is anchored. A properly fitted threshold seal at the slab edge is often the single most useful thing we install in this borough, and it costs a fraction of the hardware it protects. The second Leonia factor is the canopy: leaf fall packs bottom tracks and films sensor lenses every autumn, and limb drop in storms is a genuine risk to an older garage roof.
